Tribute Rising is envisioned as a vibrant mixed-income, mixed-use community located at 700 South Mangum Street in Durham, North Carolina.

This multi-phased, transformative development will reimagine the site of the former Forest Hills Heights public housing community, creating a modern neighborhood with an estimated 900 homes across affordable, workforce, and market-rate housing. 

Phase 1 will consist of 333 units market-rate and affordable units. 

  • 100 income restricted units reserved for renters earning up to 50 and 60 percent of the Area Median Income (AMI).
  • 16 townhomes

HONORING HAYTI. SHAPING DURHAM'S FUTURE.  

The Hayti community in Durham was once one of the most celebrated centers of Black business and culture in America. Home to hundreds of Black-owned enterprises, churches, and cultural institutions, Hayti stood as a beacon of economic power and community pride in the late 19th and early 20th centuries. That legacy, however, was deeply disrupted by urban renewal and the construction of the Durham Freeway, which displaced families, dismantled businesses, and fractured the neighborhood’s fabric.

Tribute Rising is The Integral Group’s commitment to helping write the next chapter of this historic neighborhood. In partnership with the Housing Authority of the City of Durham, this redevelopment is not simply about rebuilding streets or buildings—it is about restoring connection, fostering opportunity, and creating a community that reflects both the strength of Hayti’s past and the promise of Durham’s future.

The first phase of Tribute Rising will deliver more than 330 new homes—a mix of affordable and market-rate units—alongside nearly 12,000 square feet of retail and community-serving space designed to support local entrepreneurs and small businesses. Public spaces, walkable streets, and green amenities will knit the neighborhood together, while community engagement initiatives will ensure that education, workforce, and entrepreneurial opportunities extend to Durham youth and residents.
